Advice needed on conflict with Landlord

Hi,
We took a flat on rent last year.We got a rental agreement for 11 months and it got over in January 2014. Since we were bachelors so flat was not maintained as by a family but it was in good condition because no one of us was having bad habits. Landlord came to visit the flat and asked to get it cleaned. We cleaned the flat, but after 2-3 days he asked to vacate the flat. We were clueless, He got someone to buy his flat. He also agreed to vacate the flat because he was asking for 25% increase in rent. We vacated but advance amount(2 Months rent) was still with him. He started saying that he wants 1 lac rupees, because he want it for renewal of kitchen. One drawer got rust because we were not using that frequently. We got it cleaned. After denials from our side for any deduction in advance he finally asking for 7000. We are not willing to give him anything because flat is now in better condition than we got it. He came with a Gunda to frighten us and was saying that he will not allow us to file a case.
Please suggest what should we do?

Under your state rent act simply refuse to vacate. You can demand extra money for cleaning etc done by you. About Goonda just complain to police in writing. Spit a Rs. 500 note on Police. Have them call him on phone.

Let him take you to court. Don't worry you can stay there for sometime until court order is issued which can take years.

Problem is that we have already vacated the flat, but we have a key of flat and remote of AC installed in that flat. We are planning to file a case in consumer court.

Sure we will complain to police also.
